Villa Upupa is immersed in the wonderful pine forest of Roccamare whose private park is fully fenced and controlled by a keeper, and the beach is blue flagged (quality and clean sea). The area is used only by the owners of the villas and their guests.
The sea and the long white sandy beach (one of the best in Tuscany) are just 800 meters where you will also find a beach hut (20 metres away from the seaside) and a private bungalow/dressing room. You will be guaranteed total privacy because access to the beach is limited to just the owners of the villas in that area.
The villa is nestled in a lovely garden (more than one hectare) with English-style lawn and tall pine trees, well maintained and looked after by the gardener. On the frontside, the property looks like a sleek one-storey house and, as situated on a gentle slope, the villa has a few rooms on a lower level but with still a splendid view of the garden.
Moreover, Villa Upupa is surrounded by a loggia which opens out onto 2 spacious terraces offering relaxation areas to have shelter from the sun and to dine alfresco. At guests' disposal a table tennis.
The garden has several equipped areas: living in the shadow of a tent, dining alfresco under a romantic gazebo... The back of the garden has an ample space for parking and for your children to play safely.
Villa Upupa is a delightful seaside property, redecorated in 2010 in a modern and luxurious style with design furniture and features as well as many unique pieces of art, since the owner of the villa has a passion in art being the Artistic Director of the Modern Art Museum.
It can accommodate up to 17 people in 9 bedrooms (five doubles, three twins plus one for the domestic staff), and 10 bathrooms: 7 en-suites (4 with bathtub, 2 with shower and one toilet) and a further 3 bathrooms (one with bathtub, one with a shower and one toilet).
The property has 2 entrances: one which leads into the large living room and the other into the kitchen, which looks onto the terrace with dining area.
The kitchen is modern and well equipped (with a 4 ringed hob, traditional oven, microwave, dishwasher, washing machine, fridge, freezer) and leads onto the dining area which looks out onto the garden making it particularly bright. The dining/sitting room has wooden beams and a small stone fireplace. The walls are decorated with famous modern art paintings and elegant white couches.
On the same level as the dining/sitting room you will find two double bedrooms (both with en-suite bathroom and large french windows giving direct access to the garden), a twin bedroom with en-suite bathroom (with shower) and french windows overlooking the garden, and a single bedroom with en-suite bathroom (with bathtub) and french windows overlooking the garden as well. A toilet makes up the rest of this floor.
The lower floor, which is slightly raised, gives direct access to the garden, and is made up by: a cozy cinema room with projector and comfortable sofas, three double bedrooms, all with en-suite bathrooms (two with bathtub and one with a shower) and two twin bedrooms (having a shared bathroom with bathtub). Lastly, there is a laundry room and a staff bedroom and bathroom.
Unfortunately the villa does not have air conditioning as it is naturally cool, especially the bedrooms on the lower floor. However, some fans can be requested. All the rooms are very well designed with modern features. The windows' bedrooms are provided with mosquito nets.
The villa can only be rented on a monthly basis.
Villa Upupa is the ideal accomodation for large groups of friends or families wishing to spend an absolutely relaxing holiday in the beautiful Maremma Coast, just a few steps away from the seaside.

Security Deposit: A deposit of 5.000,00€ is requested by bank transfer 2 weeks before arrival at the property. It will be returned after check-out in full, subject to deduction for damage caused.
